of Costs to Purchase this Land and construct a House
and Guest house
You will want to make a visit
to Costa Rica to see this splendid property. I will
either arrange to show you the property myself, or make
arrangements for you to see it with a person local to
the area.
If you want big ocean views, closer
proximity to the beach,or another area, please ask me
for a referral to a broker who specializes in this.
Also please note that this summation
does not include title insurance, a discretionary closing
cost. Title insurance IS typically required for a purchase
with money from a self-directed IRA. Other future costs
to be considered include annual property taxes, fencing,
protection and maintenance of the property.

This is a place to have
your own small farm where you can keep your horse, grow
precious tropical hardwood and fruit trees, keep your
own organic garden, see the ocean in the distance, and
take a jaunt down to the beach or Dominical for the
day.
You will also have the knowledge that
that there is a Tico owner on site who has a vested
interest in making sure his neighborhood is well tended.
You will have access to local reforestation experts,
and local reputable construction firms.
This farm is a 45 minute commute to the beach,
and 30 minutes of it is on dirt/rock road. Although
the public road is a good one, it is always safest to
get to have a 4wd vehicle for access to any properties
that are not directly off the paved road.
Because there is no MLS in Costa Rica, it is
tough to determine what is the market value of land.
I am aware of one book that provides average costs of
land and properties in Costa Rica, including the Dominical
area. Scott Oliver's book,"How to Buy Costa Rica
Property without Losing Your Camisa", states on
page 33 (PDF version) :
"As the size goes down the price tends to go up.
A plot of land from 1,000 m2 (10,769 ft2) up to 20,000
m2 (215,200 ft2) with a great view, near the ocean (within
a half hour or so), good access roads, with electricity
and telephone service nearby will start at US$10 m2
($.9 ft2) and may go up to US$15-20
($1.40-1.86 ft2)."
There are 43,560 square
feet in an acre, so this farm would work out to be 217,800
square feet, or around $0.50 per square foot with closing
costs. You will also may enjoy shared use of the 10
acres of common land and walking access to the other
parts of the farm.
